Tbilisi or Batumi: how to choose

The question is not “which city yields more”. It is “which rental demand am I targeting, and can I serve it all year”. Here is the method — and what official statistics do not tell you.

Why “which city yields more” is the wrong question

A yield is computed afterwards, from assumptions about rent, occupancy and costs. Two units on the same street can produce opposite results depending on the operating mode and the manager. Comparing two cities on a single figure therefore compares two assumptions, not two markets.

The useful question rests on three observable things: the nature of demand, the depth of the resale market, and the reliability of the management actually available on the ground.

What official statistics cover — and what they do not

Geostat, the national statistics office, publishes price indices, including a residential property price index, and construction series.

The decisive point: coverage is not nationwide and exhaustive. It focuses notably on Tbilisi and on defined segments. As far as we could establish on 26 July 2026, there is no official series supporting a statement such as “Batumi prices rose X % more than Tbilisi”.

Any figure comparing the two cities that you read elsewhere almost always comes from aggregated listing data. That is not a public statistic, and we reproduce none of it.

Two rental demands with nothing in common

Tbilisi is a capital: administration, universities, company headquarters, year-round economic life. Residential demand is structurally continuous, and the tenant is usually a resident rather than a visitor.

Batumi is a Black Sea coastal city. Demand follows the tourist season. The national tourism administration publishes visitor statistics, useful to understand the country's momentum — but a visitor statistic says nothing about the occupancy of any given unit.

The consequence is concrete. A Batumi unit run as a short stay depends on a manager able to fill it out of season. A Tbilisi unit let on a yearly lease depends mostly on tenant solvency and location quality.

The three criteria that actually decide

Nature of demand: year-round residential, or seasonal tourism. This sets the operating mode, therefore the cost base, therefore the net.

Resale liquidity: how many buyers exist for this type of unit, in this district, outside a boom. A heavily supplied new-build market can be slow to resell, because the next buyer prefers new.

Available management: is there a serious, contracted manager with verifiable reporting? Without one, an occupancy assumption stays theoretical.

Dependence on the manager: without a clear contract, an occupancy assumption binds nobody.

Liquidity: reselling a studio in a building where thirty others are for sale takes time.

Advisory zones: check your own government's travel advice before travelling or committing to a location.

Checklist before deciding

Have I identified the demand I target: year-round residential or tourism?

Do I have the manager's name, contract, and a real reporting sample?

Is my occupancy assumption dated and sourced, or merely a sales figure?

Have I checked how many comparable units are for sale in the same building?

Have I inspected the location myself or through an independent third party?

Have I checked official travel advice for the area?

This example is fictional and only demonstrates the method. It reflects no real unit, no observed price and no expected performance.

Two buyers have the same budget. The first targets Tbilisi on a yearly lease: the calculation rests on eleven months of rent, service charges and light management. The second targets Batumi on short stays: the calculation depends on an average nightly rate, an annual occupancy rate, platform commissions, cleaning and a furniture replacement reserve.

The second case carries more variables, so more room between assumption and reality. That is not a flaw in itself — it is a greater need for verification.

Can one say that one city is more profitable than the other?

Not from official sources. No public statistic supports that comparison completely and currently. What differs is the nature of demand, not a guaranteed yield.

Is Batumi riskier than Tbilisi?

The risk is of a different nature. In Batumi it centres on seasonality and dependence on the manager. In Tbilisi it centres more on location and the liquidity of the segment you target.

Should I visit before buying?

Visiting, or instructing an independent third party, remains the most reliable way to verify a location and the real state of a construction site. Check official travel advice first.
