Can I buy in Tbilisi without travelling?

Practically yes, notably by power of attorney. But someone independent of the seller must see the site and the neighbourhood. We organise that on-site check — it is part of the method.

New-build or renovated old stock?

New-builds come with more legible documents (permit, schedule, identified developer) and suit remote documentary audits better. Characterful old stock exists, but its legal work is heavier — budget for a local lawyer in every case.
